Electronic Building Identity

The electronic identity of a property is the electronic file of a property, which, by submitting it, records and monitors the existing state of the property and any changes thereof in accordance with the law on the protection of the built environment 4495/2017 (Government Gazette A167/3.11.2017) .

The electronic property ID is necessary for any transaction on a property, excluding leases. It concerns all properties that have been erected or are being erected with a building permit, as well as all settled properties. The private engineers designated and authorized by the owner are responsible for submitting the electronic property ID.

To complete the electronic property identity of a property, they need:

  • The construction permit of the building.

  • The floor plans.

  • The Energy Performance Certificate (PEA) of the building or the divided property.

  • The Construction Inspection Certificate (PEK).

  • Declarations of compliance with laws suspending the imposition of sanctions on arbitrary with the plans accompanying them.

  • The structural vulnerability report or the static control technical report or the static adequacy study, as required according to Law 4178/2013 and Law 4495/2017.

  • The table of millimeters and the cost allocation study of the building (if and if they exist).

In the event that the building permit and floor plans have been lost, the certificate of loss from the competent Building Service must be present in the electronic file. In addition to buildings, this legislation also covers undeveloped plots of land or fields, as well as independent divided properties.

Necessary documents:

According to Law 4495, the following supporting documents are required for the electronic property identity:

  • Building cost allocation study (if any).

  • Construction inspection certificate (if issued).

  • Energy performance certificate of parts or the whole building.

  • Millimeter board (for common areas or self-contained subdivided property).

  • Structural vulnerability report and/or static adequacy study and/or static control technical report (if requested).

  • Declarations of subjection to laws of suspension of imposition of sanctions on arbitrary.

  • Executives (and updates/revisions) of construction works execution acts (e.g., building or building permit).

  • Plans of the floors, study of accessibility for people with disabilities or people with disabilities and characteristic views and sections (if required).
